Scope of Work

The Audi dealership on 159th Street was operating on an aging modified bitumen system at the end of its useful life, with documented ponding at the middle scupper areas. Because only one membrane system was on the deck, Illinois code allowed a recover. We confirmed substrate integrity through core samples and moisture probes, engineered a tapered insulation layout to correct the historical ponding pattern, and installed a mechanically fastened 60-mil TPO overlay across all three roof sections. New edge metal, penetration flashings, and drain retrofits completed the assembly.

Result

The reflective white TPO surface lowered the rooftop temperature load on showroom HVAC. The recover approach saved the ownership group roughly 30 percent versus a full tear-off, kept the dealership open during the install, and resolved the chronic ponding that was driving premature membrane wear.
