EPDM (Ethylene Propylene Diene Monomer) is a thermoset rubber membrane engineered for commercial flat and low-slope roofs. It resists UV, ozone, and temperature extremes without becoming brittle, and stays flexible at sub-zero temperatures.
A complete EPDM system includes:
- EPDM membrane: black (standard) or white, 45-90 mil
- Insulation: polyiso or EPS to hit R-30ci minimum per Chicago energy code
- Cover board: added impact and puncture resistance
- Adhesives or fasteners: depending on attachment method
- Seam tape & flashings: factory-applied tape, cured rubber details

Mechanically Fastened

Ballasted
Loose-laid membrane held down with stone or pavers. Requires structural capacity. Minimizes membrane penetrations.
